Big News for Property Buyers in Queensland

From 1 August 2025, major reforms under the Property Law Act 2023 to shape how property is sold in Queensland.

What’s Changing?

A new mandatory seller disclosure scheme means sellers must provide key property information before a buyer signs a contract. This includes a formal Seller Disclosure Statement (Form 2) and prescribed certificates.

What this means for a Property Buyer:

  • Buyers may terminate contracts if disclosures are incomplete or inaccurate
  • Legal compliance is now essential for all residential, commercial, and vacant land sales
  • Sellers must prepare documents early to avoid delays or legal risks

Queensland previously relied on a mix of common law, statutory, and contractual obligations. This reform brings the state in line with national standards for transparency and buyer protection.
